This beautiful West End home had it all! Fully renovated and including some of the nicest finishes one could have, this home hit the market and the phone was quick to ring.
The downtown market was at a low point for this sale and after 6 months of carefully planning this marketing campaign, we sold this unique home for full price in two days. All the details were considered from the way the video tour was filmed to the timing of when we hit the market. Our sellers were pleasantly surprised by how quickly we sold their home.

Upon our initial meeting to list this perfect 1 Bedroom at The Maddox, my first comment to my seller was “we are going to break the price per square foot record in this building”. That set the bar high and I was challenged to bring offers and push the price.
After an aggressive pre-listing marketing campaign “coming soon”, we had already generated over 1,000 clicks to the listing prior to hitting MLS. After a week of countless showings, open houses (day and night) we were able to generate 9 offers and sell for $125,000 over the asking price.
Even though 2 people attempted early offers (Bully Offers), we knew that we had a unique home based on the number of calls we received and we rejected them both. This decision paid off as we did in fact break the price per square foot record in the building.

Using our real estate expertise, we priced the home well and my sellers made over $110,000 more than the asking price. Our strategy was to list high, not low, as that would give us the confidence that when an offer came in we were comfortable with the price.
After an 8 day marketing campaign filled with showings, we received 5 offers, including several well over the asking price and the perfect closing dates for our sellers. Setting the new benchmark price for the neighborhood had our sellers and neighborss all thrilled!
